Suggested structure of a case report
1. Summary of the objective of analysis, situation, etc.
2. Valuation details. For each property, you should provide:
a) Market analysis (i.e., how you view market conditions). This part should be linked to your estimates of cap rates, discount rates, and NOIs (i.e., CFO) .
b) Your valuation strategy (1-2 paragraphs).
c) Discussion of your assumptions on cap rates, discount rates, cash flows, etc. (1-2 paragraphs)
d) Market value (I recommend you also conduct a sensitivity analysis and show a range of values).
e) Detailed calculation (tables), and
f) Potential improvements in your analysis (1-2 paragraphs)
